Rental Policy

Cancellation Policy 1/2 the total cost of the Booking is subject to forfeiture if reservation is canceled or changed within 30 days of arrival. 100% of rental rate is charged if cancelled (or no-show) within 7 days of arrival. If the house is fully rebooked by another renter, cancellation charges (less $35) will be refunded. Reservation cancellation fee is $35. If you do not book direct, and instead book through a third party, additional fees and refund and deposit policies may apply (but all other terms and conditions of this Agreement remain the same). Please review the policies of any third party booking sites prior to confirming your booking.

11.8% required lodging tax (1.5% Oregon State & 10% Tillamook County).

All homes are fully furnished. Bed linens and towels are provided, but please bring your own beach towels. Kitchens are equipped with basic appliances, utensils and cookware. All homes have washer and dryers. Minimum stay varies depending on house and season. The Cleaning, Reservation Fee, and taxes are non-refundable. Rates and amenities are subject to change without notice. We do not refund due to mechanical failures, and we reserve the right to refuse service to anyone. No refunds for early departure. A deposit is required to confirm your booking and is charged to your card when you complete a booking.

Occupancy rules are strictly enforced for the number of people (children under 2 not included) and the number of cars. If extra cars are unavoidable, we can arrange for special parking. Non-compliance of rules will result in forfeiture of the booking deposit. Most homes are in Home Owner’s Associations and renters must adhere to the particular rules of the association. Please ask the management office for more details. Most homes do not allow parking for trailers, RVs or other large vehicles.

Whomever reserves the house is the responsible party and must be over the age of 24. All other guests are required to be responsible adults over the age of 24, family members of the reserving guest or minors accompanied by their legal guardians.

Payment: Guest agrees to pay the total amount due prior to or at check-in. Upon reserving the Property, you will be charged a first payment of the Security Deposit (varies depending on property). The remaining payment is due upon arrival. Personal checks are gladly accepted upon arrival and receive a 3% rent discount. Visa, MasterCard & Discover also accepted.

Summer Bookings–Summer bookings cannot be confirmed prior to January 15th. We do not allow Saturday arrivals or departures in Summer.

Pet Fees In pet friendly houses, the non-refundable pet fee is $10/night. Only well-behaved dogs are allowed. Some homes only allow 1 dog. Most homes will not allow more than 3.  Additional charges may apply and be charged to your credit card for extra cleaning due to pets. Pets must be kept on a leash, never left in the home unattended, and not allowed on furniture. All outside droppings must be cleaned up. Undisclosed pets subject to a $200 fee + additional cleaning costs.

Hot Tub Hot tubs are professionally serviced and cleaned prior to each guest. Renters who choose to use the hot tub will be charged $15/day. If the hot tub is left excessively dirty, renters are subject to additional charges.

Limited Damage Waiver (LDW) – Included with every reservation is a Limited Damage Waiver. The LDW covers you for up to $2,000 of accidental damage to the property or its contents (such as furniture, fixtures, and appliances) during your stay, provided that you report the incident to Agent prior to checking out.  In the event that something is damaged or broken you must call our office immediately in order for the LDW to apply. The LDW fee eliminates the need for a traditional security deposit. You are required to report accidental damage as soon as it occurs so we can assess and minimize the extent of the damages.

The LDW does not cover any intentional or malicious damage, additional required cleaning, structural damage, theft, unnecessary maintenance, vehicles, guest personal items, or assessed additional charges. The LDW does not cover damage to any structure other than the Property. You are responsible and liable for any accidental damage that exceeds $2,000. Damages for covered claims in excess of $2,000 or for uncovered claims will be charged to your credit card. The LDW program is provided and administered by the Company and is not an insurance policy. The LDW does not apply if you breach this Agreement, commit any fraud in connection with your stay, or misrepresent any information provided to us. The LDW does not constitute insurance in any respect.

Check-in is 4:00 PM Check-out is 11:00 AM.

 To check-in and pick up keys, please come to our office on the west side of the Pacific City Bridge on Cape Kiwanda Drive. If you cannot arrive before 5.00 PM, call so we can make special arrangements. Please honor check-in and check-out times. We may be flexible if special arrangements are made in advance, subject to bookings.
